important house rules:
1) this property is deed restricted community and part of a homeowner’s association Please be respectful of our neighbors and the neighborhood so that WE DO NOT get red-flagged by the HOA. We have sensitive neighbors.
2) no loud music You can feel safe knowing that our home is located in one of the safest neighborhoods in the Richmond area, but equally so, any concerns or complaints are responded to VERY quickly. Keep noise level very low after 9:00PM (Neighborhood is a quiet area at nighttime. Please be respectful to our neighbors).
3) no random invites without prior permission If you have more people, staying at the house than are listed on your reservation, you will forfeit your deposit.
4) this house is absolutely a smoke free environment for weed (marijuana), cigarettes, vaping and no drugs are allowed within or around the premises Anyone smoking cigarettes is welcome to excuse themselves outside (backyard) and smoke. But we please ask that you wash your hands at least so as to not leave trails of cigarette smell on things you might touch, as we do welcome guests who do not appreciate the smell of cigarettes. Anyone who violates this rule will be immediately asked to leave and charge a cleaning fee of $250 dollars.
5) common areas - absolutley no sleeping in common areas No one should be sleeping on any of the couches or bean bags located both upstairs and downstairs. if you sleep in common areas, an extra $250/night will be billed to your account for the total number of nights spent at the house
6) the kitchen
no dish is to be left in the sink or counter overnight please Houston area is filled with ants, roaches, and other insects that will be attracted to the dirty dishes instantly.
food can be kept in the refrigerator but must be properly disposed of prior to checkout any food that is not disposed of at checkout with incur a cleaning fee of $250 dollars
all raw items must also be disposed of prior to check out
7) trash - please put your trash in trash bags and leave in the garage This includes all food items, drinks, clothing tags, gum wrappers, etc. We understand if little trash is found in the kitchen, but if we find trash and personal items in every square inch possible throughout the house, it will really disappoint us. please help us bringing out the trash to the curb for trash pickup on thursday and sunday
8) carpet - please remove your shoes before stepping on any carpeted areas No shoes are allowed upstairs. Our cleaning crew charges an extra fee if they notice dirt on the carpet that needs to be cleaned using a steam vacuum (i.e., rug doctor) so please remind your guests of this rule. **A fee of $250 will be billed to the primary guest who booked the stay if the steam vacuum is needed to clean excess dirt or stains on the carpet that cannot be removed using the regular vacuum. ** Before & After pictures will be sent to the primary guests as proof of the carpet after checking out & after the carpet has been cleaned with the steam vacuum.
9) furniture - we want you to have room for all of your guests, however, we will really appreciate if any furniture is moved around, it should be returned to its original location Be careful also - don't scratch or dent the walls or any of the furniture, as you will be charged for damages. We understand accidents happen, and if it does, please let us know right away.
10) pool table – do not place drinks or any item that may spill on the felt Do not take away the pool sticks or balls away from the game room. After use, please make sure that all the items are placed in their proper place. This goes for every item in the game room.
11) swimming pool – there is no diving in the pool and anyone with a child assumes the responsibility to make sure that kids are not left unattended in the pool area Swimming is allowed, but every guest assumes every risk that comes with getting in the pool. We advise guests that cannot swim to not get in the pool unsupervised. We also advised against naked swimming, as the camera in the back are constantly recording and there is no PRIVACY in the pool area. Make sure to dry up yourself proper after coming out of the pool before walking into the house. Any guest who violate this will be asked to leave immediately without any refund.
12) items - please bring all your items home with you Don't leave extra socks, underwear, towels, clothing items, costumes, paraphernalia, etc. Also, please don't use our towels to wipe off any excess makeup or bodily fluids, including poop; we will have to discard any towels that have these types of stains and will charge a $50 fee. Makeup wipes are provided in the cabinets in each bathroom Each bathroom has paper towels and wipes for your use in this incident. Also, if you happen to step in dog feces outside, there is hose connectors outside of the home (one on the side of the house by the garage and one in the back yard) please rinse your shoes before stepping in the house.
13) absolutely no pets on property Violation of this rule will lead to immediate termination of your stay without any refunds. It does not matter if you have spent an hour or a month. No refund and if this is discovered after 4 hours into your stay, an additional amount of $1,000 will billed to account as penalties after forfeiting your reservation amount.
14) décor – we went to great length to decorate this property so you and your guest can enjoy a warm stay no décor in the
property is complimentary or to be taken away from where it is place or positioned Do not try to rearrange any décor please. Also, guests understand that any missing décor will incur an additional charge of $500 dollars.
15) honesty - please be honest as to how many people will be staying at our home We want to make sure we have additional items available if needed during your stay if you have a larger group. Also, it is a safety hazard to have more than the allowed number of guests at our home - in case of an emergency, we want you all to be able to escape the house in a safe manner. Although this has never happened since we've owned this home, you can never overthink safety. Only the amount of people listed on the reservation are allowed on the property; any additional people not approved by the host will be fined an additional $30 per day, regardless if they stay the night. also be mindful that the maximum number of guests is 16
16) noise and safety - the house is not well insulated so please watch your noise level especially at night and if you're hanging out at the backyard Also, please don't do anything to harm yourself or anyone else during your stay.
17) additional rules
- you are personally responsible for this house during your stay and must stay for the agreed duration unless you have made prior arrangements with us Please send these rules to everyone who is staying at the house.
cameras are located outside of the building; both front and backyard (especially overlooking the pool)
- guests must have a working contact number
- makeup wipes/removers are provided Please DO NOT use towels to remove makeup as the towels get stained and we cannot use them for the next guest. Do not flush makeup removal wipes down the toilet.
- please do not use towels or washcloths to clean and wipe down your shoes
- only registered guests are permitted inside of home Reservation will be cancelled, and you will be asked to leave the property if any unregister guests are inside the home. (guest visits are allowed only with notice)
18) late checkout rules:
unauthorized late checkout fee is $100, if the late checkout exceeds an hour or more, you will be charged a day base rate fee plus any refunds for any other affected airbnb traveler due to the late checkout
19) no more than six vehicles on premises
no more than 10 people staying unless indicated and approved during booking request (only through airbnb)
20) professionally clean the house at checkout, if your stay is more than 7 days You must clean the house professionally and provide receipts of the company that cleaned the house.
21) must provide your id card and those living with you that are more than 18years old if your stay is expected to be more than 8 days
22) there game room upstairs is available to guest to relax We have a pool table, some basic games in the kitchenette cabinets and the TV’s are Netflix, Hulu etc ready. Guests are welcome to sign on their personal account.
23) there is coffee available to every guest Guests are welcomed to make their own coffee as necessary. Should there be a need for any special brand of coffee, please alert host for a possible accommodation to your request.
24) the person booking this venue must be present during the length of stay We do not accept bookings on behalf of anyone. And if we find out that you book and are not present at the property during the stay, you will be fined $500.
25) if you lie about what you are using the property for, we will asked you to leave the premise and charge you $250 dollars for breach of contract Meaning if you say you are having a gathering and we realize that you are having a party with excessive noise and alcohol, we will void the agreement and ask you to vacate the premise immediately.
26) at no time should guest tamper with our cameras and security system If this is noticed, you will be charged $2000 for violating this rule.
*note: we give everyone benefit of the doubt that our guests are awesome and respectful We don't expect our home to be immaculate when our guests leave, but we do expect everyone to be adults and be respectful to our property. Again absolutely NO PARTIES at this location.
