entering the home off of the expansive wrap-around deck, the home’s large open living area is welcoming with so much space for living and dining (our table expands to hold 12), beautiful hardwood flooring, and windows that look out onto the woods around the home, surrounding you with treetops and dappled sunlight Cozy up and relax with family and friends after a day spent outdoors taking advantage of all the area has to offer, enjoying the fireplace, large smart TV, and lots of comfortable seating. The recently renovated kitchen, which includes all of the extras to make extraordinary meals (such as a KitchenAid mixer, InstaPot, and a Ninja blender), looks out onto the living room and dining areas, making it the perfect space for culinary adventures and entertaining (and you can let us know if you need help finding a private chef or instructor for a private cooking class!).

step outside to the huge wraparound deck to enjoy under a starry night sky, and plenty of additional space for outdoor dining and entertaining on the expansive property, you will find a fire pit that sits next to the entrance of your own private trail to a spot overlooking abe brook creek, where you’ll be able to stop and enjoy the sounds of a nearby waterfall (the trail itself is too steep to access the creek unfortunately!)

this private retreat is located just 5 minutes to downtown roscoe and 13 minutes to livingston manor Both towns are blooming with some of the best dining and shopping options in the Catskills, and new and old favorites in Roscoe include the Catskills Coffee Lodge, The Junction, The Yarra, Do Good Distillery, Northern Farmhouse Pasta, Taylor + Ace, The Hound Books, Roscoe Beer Company, and the classic Roscoe Diner (all just a 5-minute drive). Spend your days exploring Roscoe, which is famous for having 5 of America’s top trout streams and some of the best fly fishing in the country. If fishing isn’t your thing, there are tons of hiking trails (12 minutes to Round Top Trail, 15 Minutes to Russell Brook Falls), surrounding nature (13 minutes to Crystal Lake Wild Forest, 20 minutes to Cherry Ridge Wild Forest), and skiing and snowboarding (33 miles to Holiday Mountain Ski Park, 43 miles to Big Bear at Masthope Mountain, 46 miles to Belleayre Mountain) and other opportunities to enjoy nature in the area. Roscoe Mountain club is a short 6 minute drive where you can spend the day perfecting your golf swing on their picturesque championship course, playing a round of pickleball, or take a fly fishing guided tour. Buck Brook Alpaca Farm is only 7 minutes from the house and has stunning views of the Catskills and over 100 fluffy alpacas you can visit, walk, or even do yoga with, depending on the day. Other Sullivan County favorites are beautiful short drives from the home with restaurants, nature, shopping, and art in towns like North Branch (13 mins), Jeffersonville (17 mins), Callicoon (22 mins), and Kenoza Lake (23 mins).
