the large pool area is fenced , not the whole 25 acre property. You are required to get permission first to bring small pets, fees apply. No hair shedding pets are allowed in the home. Extra cleaning charges will be applied.

the indoor dining table can seat 12 guest
the outdoor table under the gazabo can also seat 12

cleaning fees
we do not charge for general cleaning if you leave the home tidy, if you leave a mess and for example it takes the cleaners 2hrs to clean the glass , 1 hr to clean the bbq , 2 hrs to clean carpet stains , 2 hrs to clean kitchen, a $300 to$400 cleaning charge will apply
sorry local laws do not allow weddings or functions
no school leavers , bucks parties or loud noise Loss of bond and evictions will be in forced.

we have 14 beds , 5 queen ,2 double ,and 5 single beds,1 pull out trundle, 1 lounge in master bedroom can be slept on Several spare mattresses.

1 room a double bed all with top quality mattresses and study with a queen bed bed , and a very large rumpus room , shared sleeping.

master bedroom \ luxury parents retreat 7x8m (not just a bedroom ) overlooks the lake and pool ,you can lay in bed and overlook the lake or pool with curtains and french doors that opens towards the lake ,it offers total privacy; its like your own apartment
there is a beautiful queen bed , and 1 king single and a full lounge that can be a single bed
a full size tuscan style bath room with extra large bath , a full lounge suite ,dvd, tv and separate fox tel connection
bedroom 2-a queen bed and a single bed overlooks the front garden, a big room linked to the main bathroom and can be used as a private bath room or shared
bedroom 3- a queen bed and a private en suite BEDROOM 4- is a small room, has a double bed and has a beautiful lake /rural outlook.
bedroom 5- is a good size room ,has a queen bed is on the lower level off the rumpus ( no bath room )
the walk through study / (can be used as a 6th bedroom ) but not private as you walk through this room to the master bedroom has a queen bed and doors on both ends of the room and a seprate toilet
the rumpus room is very large and still looks like a entertainment room with a fire place, pool table and tv
the rumpus has 2 singles and 1 double and 1 king single

8 bi fold doors open on to the stunning tuscan / bali inspired luxury pool area ,fully tiled poll (in glass mosaic tiles and heated) The entertaining area is just fabulous.
