1) lots of bedrooms, we have 5 bedrooms and sleep 14
--- 1 king, 5 queens (one is a pull-out sleeper sofa), 4 twins (2 bunk beds)
2) we have 2 full bathrooms
3) lots of parking (not the standard 2 spots), we can park 10
4) no flights of stairs to climb constantly and carry luggage up & down
5) a beautiful beach that you can gradually walk into the water from
6) a dock that is big enough to seat everyone and doesn't shake every time someone walks on it
7) 7 miles from hammondsport, 13 miles from penn yan
8) mini-split air-conditioners in living area and all bedrooms, portable fans in all rooms
9) year-round use, gas fireplace & mini-split heat in all rooms
10) we have a fire pit and provide firewood
11) we also have a gas fire pit
